CHATEAU D’OUCHY

Settled down on the shores of Lake Leman, with stunning views of the Alps, the 4 star Chateau d’Ouchy is a landmark building down in the Lausanne area. The space was studied to see which ways it can be improved to  develop a sense of unity throughout the hotel. The decision to create an open/show kitchen allows this to become a world class leisure destination. 

The striking neo-gothic castle was built in the late 1800’s and captures magnificent views across the water. With these recent renovations, the hidden gem has been brought back to life and currently provides 50 unique room and suites, along with the superb restaurants and wellness areas. 

Whether you are looking to enjoy lunch on the terrace, endure peace a tranquility in the classic suites, or take a boat trip out on the lake, Chateau d’Ouchy is the spot for you. Visualhouse was excited to work on this project with the Stuart Forbes team to create outstanding renderings of the project.. The look and feel of these images create a story for the space.

425 Park Avenue Transformation Nears Completion

For nearly two decades, the transformation of the 425 Park building seemed like nothing but a dream. That dream is now a reality, and the finish line is quickly approaching. I has been 16 long years since David W. Levinson and Robert T. Laidus first set out to take control of 55th and 56th Streets on the East Side of Manhattan. 

There is a new building coming into focus now. Once completed, 425 Park Avenue structure will demand your attention. With most of its surrounding buildings ranging from 50-80 years old, this new space will recapture the attention of companies, and allow Midtown East to reclaim its former glory. 

The estimated $1 billion project had some complications due to the 1961-era zoning rules. The rules stated that in order to replace a building with one that is the same size, the developers must use at least 25% of the existing structure. This rule has since been changed, but in the original plans for Levinson had to make major adjustments. Levinson compared the challenge to a game of Jenga “ You’re removing parts of the building [steel] that are below and above parts of the building that need to stay in place.”

Becoming the first full block tower on Park Avenue in over 50 years, the 425 Park building will stand about 900 ft tall. The striking attention to detail by Foster + Partners features two slanted-glass setbacks to the design. You can get a better idea of just how amazing this structure will be by taking a look at the renderings done by the Visualhouse New York team. In the very early stages of design, the VH team was honored to be able to help paint a true vision of the incredible building that is - 425 Park.

One River Point, Downtown Miami

One River Point - a set of two towers that are positioned at a perfect right angles to each other. Why you might wonder? What an interesting way to position them. Well these two towers will be connected, but not on the ground level. If you take a look up you will see that these two separate structures will be linked together by a three-story bridge that closes their roofs. “Two soaring symmetrical towers join in a stunning glass sky bridge 800 feet above the Miami River” said Viñoly's firm. 

This unique L-shaped development was inspired by the natural shape of the plot it stands on. "Optimising light and views were Viñoly's principal focus in the design of the building. Each residence enjoys uninterrupted exposure to the spectacular vistas of the river, city and bay." The Visualhouse team was able to create renderings that showcased just that. These floor to ceiling windows and carefully laid out interiors are the perfect space for a Miami resident to relish in the experience. 

Sasaki Associates, a landscaping firm from Massachusetts designed elements for the outdoor spaces such as - a riverfront promenade, a palm tree court, gardens and a pet park. But it doesn't stop there. Some additional key design elements include a waterfall in the entrance as well as a rooftop pool in the sky bridge. 

Visualhouse worked closely with the design teams and Kar Properties to bring this iconic development to life.

One River Point is just the beginning of continuous efforts to develop the Miami River District. Viñoly is excited to be a part of this period of growth and activity.

The Office Conversion at 10 Jay Street

New photos offer a first look at the interior of the “boldly re imagined structure” that is - 10 Jay Street. Boarding the shores of DUMBO, Brooklyn, this newly redesigned building is a sight for sore eyes. Jay Street is a land marked property that was originally constructed in the year 1898 and served as a Sugar Refinery. Many years later, the space was converted into a winery, and today stands tall as an impeccably designed office space. I mean who wouldn’t want to work there - am I right? 

The entire conversion left us with 10 floors, 230,000 square feet of office space, vaulted ceilings and over sized windows. The Developers on the project, Global Partners and Triangle Assets, had initially intended to design the space for a residential build out. Later down the line of the project, they decided to shift gears and transform 10 Jay into an office space. 

Design decisions were made by ODA’s New York team. The purpose of the crystalline structure on the facade was to reference the building’s “sweet” past - pun intended. The leftover facades were meant to keep the structures existing red brick masonry. By doing this, the building makes more of an appropriated presence with the surrounding architecture. 

“It’s a fresh approach to preservation; the mixed-use program gives the building a new purpose, shifting business hubs from city centers to peripheral neighborhoods, making DUMBO a place to live, work, and play. The outcome is intended to be both beautiful and provocative. I believe 10 Jay will stand as an example for growing cities around the world.”

The Visualhouse team worked closely with the ODA team to create realistic renderings that gave potential tenants a very real idea of the space.

Jeff Bezos Snags Three Fifth Avenue Condos

Three of the stunning condo units within 212 Fifth Avenue have been officially purchased by Amazon Founder and CEO Jeff Bazos for a grand total of $80 million. This purchase is including the penthouse unit, which was previously listed for $58 million. Even following the downfall of bringing Amazon HQ to LIC, Mr Bezos has been on the market for a new space for the past few months. Word on the street was that he had viewed a few residences at the 220 Central Park South tower. But with his budget in mind of around $60 million, he continued searching. 

The stunning 10,000 sf penthouse unit has been marketed with renderings done by Visualhouse. High end, yet comforting. The penthouse space that Bezos is reportedly purchasing, is a triplex space with five bedrooms, five bathrooms and about 6,000sf of outdoor terrace space with views of the Empire State Building, Flatiron as well as World Trade Center. In addition to this space, he also purchased two other apartments in the building. 

The developers of 212 Fifth Avenue, Madison Equities and Thor Equities, have announced that the building is officially sold out. But what makes this space so unique from the rest of the luxury spaces in Manhattan? Joseph Sitt, CEO of Thor Equities has an answer for us. “212 Fifth Avenue epitomizes New York luxury and perfectly captures the rich history and elegance Madison Square Park exudes. The neighborhood was carefully chosen for this acquisition and development, as it exemplifies the evolving tastes of the worlds weather from traditional neighborhood of years past.” Well said.

Kō‘ula in Ward Village – Building that is One with Nature

Koula - Howard Hughes sixth Honolulu mixed tower has launched sales this year. The name and shape of the 41-story tower was chosen by designer Sig Zane, and represents the red sugar cane that once grew in the Kakaako area where Ward Village stands today. Studio Gang stated that the towers design is meant to be “this kind of changing vertical koula...so the vertical columns respond in that way. This notes how the cane stalks can move and twist and is represented in the overall design of the project. 

Koula contains 565 units, ranging from studios up to 3 bedrooms. Additionally, the project features a 58,300sf restaurant and 11,000sf retail space on the ground level. A unique feature for the space is that the residential lobby will be located one level up from the ground floor. This allows for more commercial space as well as a public port cochere for drop-offs. 

Some stunning amenities include a lap pool, spa, fitness center overlooking the beach, outdoor dining, dog parks and more. The interiors, designed by Yabu Pushelerg, showcase many natural materials, colors and textures. You can see this work come to life in the dozens of marketing design renderings done by the Visualhouse team. These images exemplify the overall look and feel of the Kou’la space in a way that makes you feel like you are standing in the room. In addition to renderings, the VH team completed various film shorts for the sales team.

Serpentine Pavilion 2019 Opens

“Cloud, cave, bird, wing, hill? This year’s pavilion is heavy both metaphorically and literally, with 61 tonnes of Cumbrian slate loaded on to its roof.” Appearing to look like a soft grey cloud in the distance, this year’s Serpentine Pavilion demands to be seen. Designed by Junya Ishigami, this metaphorical dark cloud will block any and all sunlight the moment so step beneath.

The Pavilion itself is supported by a thin mass of dainty steel columns - holding up what appears to be a thickly layered arrangement of roughly placed slates. The overall appearance is on a large slant, why is that you might wonder? Ishigami explains it best. “I wanted to create something like a stone hill, but I also wanted the hill-like shape to invoke people imagination. So it’s also something like a black bird, with the stones as feathers and the roof like wings.”

In recent years, a good test of a successful pavilion was how it interacts with the UK rain. Last year's pavilion felt a bit washed out when it rained, but not this year. Ishigami’s work does a successful job of interacting with the rain. When it began to drizzle, a sense of soft enclosure is added to the space. This pavilion is both delicate and raw, it sits strong while complimenting the organic feeling of the park in its surroundings.

It is being said that this feels like the most successful pavilion since Peter Zumtheor’s dark shed in 2011. Although this tradition is long lasting, it just might be hitting its expiration date. With the pavilions growing thicker each year, there has to be an ending game, right?

The pavilion is open from June until October, so take the trip and check it out - you won’t be disappointed.

Seaport’s Pier 17

If you haven’t experienced Pier 17 on the South Street Seaport, you must pick a day and mark your calendars. Come alone or bring friends, this spot is a great way to spend a sunny afternoon. The cool breeze from the water on your face, and the latest jam of the summer playing in the background, experiencing Pier 17 is a go-to for many of us these days.

While you sit down and enjoy a bite to eat or a cool drink, a vastly colorful balloon sculpture, designed by Jihan Zencirli, hangs above your head. To add to the festive feel and vibe of the outdoor space this work of art was designed to get you out of your own head space and to look up. Artist known as Geronimo says “Anyone taking a breezy walk on the water can come over here, and they see it and they’re touched by it”.  In a world so consumed by the phone in their hand, it is nice to take a second to look around you - and this work of art demands to be seen.

With buildings going up in the area, restaurants planning to join the boardwalk, and a concert space every musician dreams about, this is all a part of a bigger revitalization of the seaport district. “I think the whole seaport district is going to be really experiential” president of the Howard Hughes Corporation for the tri state region expresses. In the early stages of development, Visualhouse worked closely with the clients, creating a collection of stunning images and films. They really expand on how unique the Pier 17 South Street Seaport space is in comparison to the rest of the city.

270 Park Avenue – JP Morgan HQ Rezoning

The plan is to “revitalize East Midtown in one big swoop” as described by local City Council Member. The project to replace the Union Carbide Building in East Midtown with a 70-story tower have officially been approved. The idea is to raise and replace the existing 52-story tower with a newly designed skyscraper, thanks to Foster + Partners. Surprisingly, this is one of the first plans that will utilize the business districts rezoning efforts in 2017. But I don't work here? How does this benefit me and the rest of midtown? Well, as a part of the business deal, the $42 million in investments toward the project will also go towards pedestrian and transit upgrades. New subway entrance and repairs to the Metro North - I’ll take it.

The Visualhouse NY team worked closely with the clients creating marketing collateral of the building. These showcase and simplistic design of a clean office space.

The purpose of the rezoning is to continue to make East Midtown a transit rich district. It is the first project to take on this challenge, and the hope is to entice more of this type of work moving forward. The new structure will centralize all of JP Morgan's employees in one space.

 Back in 2018, JP Morgan Chase had filed a zoning text amendment. What they wanted to do is shrink the size of the base space of the building - from 10,000 sf to 7,000 sf. Originally this request was denied and said to be unfeasible. But they weren’t willing to take no for an answer. Critics went ahead and designed the plan anyway.

Upon presenting this resolved plan back in February, they are approved to move forward.

Central Park Tower Shares its First Public Listings

The secret is out! Central Park Tower shares it first public listings with the New York community. Officially, sales were launched last year. 

Now the blanket has been lifted and you can find Central Park Towers first public listings all over the internet. The listings price points are still very much marketed towards NYC’s finest. Some could even be close to the top of the list of NYC’s most expensive homes. A 112th floor five-bedroom space is priced at $63 million. If that is a bit out of your price range, the 33rd floor two-bedroom is going for $7 million.

Included in the “simplex” layout, you'll find yourself in the grand salon eating at a table for 10, listening to someone playing the piano while you walk your guests through the galleries. What you don't show them, for the sake of privacy is the formal “master wing” comes fully equipped with a sitting room, dressing room, and its own entry foyer off of the private elevator.

When you become a resident here at Central Park Towers, you also become a member of the ‘Central Park Club’. This allows access to the massive indoor pool as well as the other 50,000 square feet of amenity space. The 1,550 foot tall building will be the home to 179 apartments, starting on the 32nd floor. Most units have a large open layout, allowing each resident the comfort of designing the space in their own unique way. The smallest units will measure to me about 1,435 square feet while the largest will scale at a massive 17,500 square feet. “A mega mansion in the sky” .

Visualhouse worked closely with Architects Adrian Smith + Gordon Gill and the client Extell on the initial imagery for the tower. These images give you a good visual of just how much the Central Park Tower will stand out of the crowd of Manhattan skyscrapers. With completion to be expected sometime next year, Extell Development Company is very proud to be a small part of a big historical change.

Designed by Adrian Smith + Gordin Gill Architecture, this is a structure you just can't miss. Extell will be handling all sales and marketing for the tower, with the first closing to be expected in the beginning of 2020.
